Marketing Services for Sellers

I am committed to helping you sell your property.  You can expect from me extensive market knowledge, proven real estate marketing strategy and strong negotiation skills.  I can offer you a full service program that includes the marketing services listed below and we can together develop a customized program that reflects your personal needs.

  • Agency Alternatives – I will review the alternatives for representation that are available to you and to my representation of your interests in the different agency   relationships.
  • Marketing Action Plan – I will present to you for your approval a custom marketing action plan for marketing your property based on your needs and input.  This plan may include open house(s) to be conducted when appropriate and as agreed to in advance with you.
  • Highest Price Analysis – I will provide you with a current “Highest/Comparative Price Analysis” (CMA), and will assist you in determining the most effective list price for your property. This CMA is updated as required and you will be kept apprised of prices and market conditions in your neighbourhood on an ongoing basis. I will also do a “Right Price Analysis” (RPA) which takes in consideration how quickly you want to sell your home, because how much time you have affects your asking price. I will also look at pricing based on the “Absorption Rates”, which takes into consideration the law of supply and demand in our current market. We will review each one of these pricing strategies so you are fully armed with all of the information you need to make a final decision on a listing price.
  • Estimated Proceeds – I will furnish you with an estimate of the proceeds you can expect from the sale of your property.
  • Home Enhancement – I will develop a plan to enhance your property’s ability to attract buyers. This is so important in today’s competitive market.
  • Coldwell Banker Action Team – I will present your property to the Coldwell Banker Rhodes sales team. I   will share with you the team’s review and recommendations to help you realize the best price obtainable for your property.
  • Promotion to Real Estate Network I will promote your property to other reputable Sales Brokers and Sales Representatives who are active in your neighbourhood.
  • Multiple Listing Service I will prepare a plan for your property to appear in the appropriate Board`s MLS® sytem. The information will be submitted by the date we have selected for the property’s debut on the market to achieve maximum impact.
  • Property Promotion I will create a marketing piece to promote the details of your property including specific highlights, photos, and a professional virtual tour of your property, as appropriate. I will email it to potential out of town prospects, showcase it online including my own personal website, the Coldwell Banker Rhodes & Company website, and the National Coldwell Banker website for nationwide exposure.
  • Coldwell Banker Rhodes Sign I will offer to place a FOR SALE sign on your property to help generate calls to our office from prospective buyers. The FOR SALE sign is a very effective advertising tool to potential buyers.
  • Advertising I will review with you our comprehensive advertising program designed to generate buyer prospects for your property. This includes advertising    your property on websites as previously noted as well as through flyers, the Ottawa Real Estate Guide and the Ottawa Citizen.
  • Seller Disclosure – I will explain the benefits of providing a written disclosure statement called a Seller Property Information Statement regarding the condition of your property and will present this statement to buyer prospects to assist them in preparing an Offer.
  • Homebuyer Ready Program – In today’s changing market, you need a way to help your home stand out from the rest. With the Coldwell Banker Rhodes and Company Homebuyer Ready Program, you have an advantage. I will help you arrange for a prelisting building inspection and complete the Seller Property Information Statement up front so qualified buyers can see the solid value your home represents. Plus, buyers can be given a Home Warranty that covers major systems and some appliances for a year after moving in. The result of this program should be a more confident buyer who is knowledgeable and ready to commit to a purchase.   • Marketing Activity Report I will report to you any written or verbal feedback from any other Sales Representatives/Brokers who have shown your property to their clients. A record of showings is maintained by our office. I will provide market updates of active and sold listings in your neighbourhood, including the actions I have taken to market your property in order to position you ahead of the competition.
  • Qualifying Buyers – As my job is to find a buyer for your home I will seek financial qualifying information on any buyers who submit a Purchase Offer. My goal would be to pre-qualify or pre-approve a buyer through a reputable lender.  I will continue to prospect throughout the time your property remains on the market to promote your property to my personal contacts in the community.
  • Negotiate Purchase Offers I will review all Purchase Offers as they are presented and I will negotiate on your behalf to reach a Purchase Agreement with those terms that are favourable and protect your best interests.
  • Closing the Sale – I will monitor and inform you of the progress of the transaction including satisfaction of all conditions and will liaise with your real estate lawyer throughout with answers to any questions or discussion of any issues as required.
  • After-Sale Service – I will contact you after the closing to follow up on any remaining details or services needs.
  • Ultimate Service – When my job is done, I will ask you to complete a Customer Satisfaction Survey telling me how I did and how I can improve my services. At any time along the way through our relationship if you are not in any way satisfied with the services I am providing you and for which I am not able to rectify, you have the right to cancel our Listing Agreement.
